Occupancy for first-phase housing rentals at Bridgeport’s transformational project The August at Steelpointe Harbor is expected for mid June, more than 400 units of amenity-filled luxury rental housing including 20 percent classified as Build For Connecticut, a state-sponsored program that provides reduced rental rates designed for middle income individuals and families.
Build for Connecticut offers an attractive price point from market rate with approximately $500-$700 lower per month. For instance studios start at just under $2,000 per month and a one-bedroom about $2,100 per month.
The project is a partnership between the father-son development team of Robert Christoph Sr. and Jr. with Flaherty & Collins Properties, a heavyweight Midwest property development firm that is handling tenant onboarding.
News release update:
Flaherty & Collins Properties, in partnership with RCI Group, is proud to announce a strategic collaboration with the State of Connecticut’s “Build For CT” program to bring high-quality, middle-income housing to The August at Steelpointe Harbor. This partnership underscores a shared commitment to addressing the “missing middle” housing gap by providing luxury waterfront living at accessible price points for Connecticut’s workforce.
The August at Steelpointe Harbor, a premier 420-unit mixed-use development, serves as the residential anchor for the transformative 52-acre Steelpointe Harbor master plan. By utilizing the Build For CT initiative, a joint effort between the Connecticut Department of Housing (DOH) and the Connecticut Housing Finance Authority (CHFA), The August will designate a portion of its residences specifically for middle-income renters earning between 60% and 120% of the Area Median Income (AMI).

“Our mission at Flaherty & Collins Properties has always been to create developments that strengthen the fabric of the communities we serve,” said a spokesperson for Flaherty & Collins Properties. “By partnering with the Build for CT program, we are able to offer the unparalleled amenities and lifestyle of The August to a broader range of professionals, teachers, healthcare workers, and first responders, who are the backbone of the Bridgeport economy.”
The Build for CT program provides subordinate financing to incentivize the creation of restricted-rent units within market-rate developments. At The August, this ensures that residents can enjoy world-class amenities, including a saltwater pool overlooking the Long Island Sound, a state-of-the-art indoor/outdoor fitness center, pickleball courts, and a professional co-working lounge, without being priced out of the coastal market.

Located at 55 East Main Street, The August offers seamless connectivity to the Bridgeport Harbor Marina, the Hartford Healthcare Amphitheater, and major transit hubs like the Metro-North Train Station and Port Jefferson Ferry. This transit-oriented design, combined with the affordability protections of Build For CT, positions The August as a model for sustainable, inclusive urban growth in Fairfield County.
Leasing for The August at Steelpointe Harbor is currently underway. For more information on floor plans, amenities, and the Build For CT program requirements, please visit theaugust.com or theaugust.com/p/build-for-connecticut/.
